BUYER'S GUIDE: THE BASICS

Step 1: Engage a Realtor® with expertise in your market to recommend lenders, provide market color and community comparisons. Establish key priorities ("must haves" vs. "nice-to-haves") based on your lifestyle and needs. Tour prospective towns, as needed.

Step 2: Establish Budget & Secure Mortgage Pre-Approval. Working with a mortgage broker or your lender of choice, identify budget parameters for your home search and secure a letter of pre-approval from your lender.

Step 3: Begin Your Home Search. Working with your Realtor®, receive listing updates, evaluate options and tour suitable properties virtually and/or in-person. Narrow scope of search based on feedback.

Step 4: Submit An Offer. Write an offer to purchase for your home of choice, working closely with your Realtor® informed by comparable properties within the area; include any desired contingencies.

Step 5: Contract Negotiation. Upon acceptance of your offer, engage a real estate attorney to receive draft Residential Real Estate Sales Agreement from seller's attorney. Conduct home inspection, address concerns. Sign contract, release deposit & release contingencies.

Step 6: Appraisal. Your lender will schedule a certified Real Estate Appraiser to conduct a detailed analysis of your property's value within the marketplace to ensure it aligns with your Real Estate Sales Agreement.

Step 6: Final Walkthrough & Closing. Conduct a final visual inspection of the property, sign closing documents with your attorney, release funds - ownership of the property formally transfers to the buyer.

Step 7: Welcome Home! Coordinate moving details & connect with your new community. Lean on your Realtor® to recommend local service providers. community resources and help make your new house a home.
